Ms. Molly Mulhern is an environmental scientist with more than 10 years of experience in environmental consulting, energy markets, and sustainability. She has worked extensively as a neutral allocation consultant for PRP groups involved in cost allocations for Superfund site cleanups. Ms. Mulhern’s time in the energy industry has included working for a regional transmission organization and supporting applications that allow energy traders to facilitate wholesale electricity transactions. Her work in that domain involved ensuring compliance with Federal Energy Regulatory Commission (FERC), North American Electric Reliability Corporation (NERC), and North American Energy Standards Board (NAESB) regulations, as well as interfacing with energy companies and traders to ensure fair and efficient scheduling of electricity transmission.

Ms. Mulhern also has experience in sustainability, specifically starting up a new sustainability department at a real estate investment firm. She led the environmental, social, and governance (ESG) data management and reporting activities for U.S. operations. She led the submission to the Global Real Estate Sustainability Benchmark for four real estate funds, totaling more than 500 industrial and logistics buildings. Ms. Mulhern was also involved in carrying out the firm’s solar, utility metering, climate risk, and building certification programs. She additionally supported the firm’s investor relations with respect to sustainability and ESG, as well as tenant outreach and partnerships.

Cost Allocation

Cost Allocation for Contaminated Sediments, Pacific Northwest Served as neutral allocation consultant and mediation team member to 100+ parties engaged in a dispute resolution process concerning liability and allocation issues for study and remedy costs incurred along a 10-mile stretch of a large river in the Pacific Northwest. Allocation process required comprehensive review of discharges from hundreds of waterfront and upland properties, spanning more than a century of industrial and urban development.
Cost Allocation for Contaminated Sediments, New Jersey Served as neutral allocation consultant at the Berry’s Creek Study Area Superfund Site for 100+ parties engaged in a dispute resolution process concerning liability and allocation issues for approximately $500 million of study and remediation costs related to PCBs, mercury, and other metals. Collaborated with leading fate and transport modelers to recreate historical transport pathways.

Data Management

ESG Data Management for Real Estate Investment Firm, United States Spearheaded ESG data tracking for real estate investment firm. Set up processes and data controls to report on nine ESG key performance indicators to firm’s stakeholders via custom-built Microsoft® Power BI dashboard. Managed building data across various vendor database systems, including ENERGY STAR Portfolio Manager. Compiled the data and responses for four industrial real estate investment funds to report to the Global Real Estate Sustainability Benchmark.
Utility Data Project Management for Real Estate Investment Firm, United States Facilitated utility data collection at properties through various methods including tenant outreach, utility application programming interface connections, building shadow meter installations, and whole-building utility data requests. Managed ENERGY STAR Portfolio Manager as central data repository. Calculated greenhouse gas emissions of different real estate funds through conversion of utility data using location-based grid factors. Benchmarked buildings’ energy efficiency by merging building characteristic data with utility usage.

Sustainability

Solar Project Management for Real Estate Investment Firm, United States Managed 70 rooftop solar projects, totaling >150 MW. Evaluated more than 2,000 industrial, life science, and multifamily properties for project viability based on state solar programs, energy pricing, building characteristics, and tenant operations. Liaised between consultants, legal department, solar developers, construction managers, and property managers to get projects shovel ready. Tracked projects and built a PowerBI dashboard to keep various stakeholders apprised as to project status, location, and size.
Energy Efficiency Project Management for Real Estate Investment Firm, United States Evaluated real estate portfolio to identify properties best positioned for lighting retrofit projects based on various building characteristics. Served as project manager and liaised between lighting vendor, property managers, and tenants to complete more than 50 lighting retrofits to high-efficiency LED lights within industrial warehouses.

Climate Change

Climate Risk Assessments for Real Estate Investment Firm, United States Evaluated physical climate hazard risks for all new real estate investments and provided reports to investment and due diligence teams.

Regulatory Compliance

Application Compliance and Support for PJM Interconnection, Pennsylvania Supported OASIS and ExSchedule applications to ensure compliance with PJM Tariff, as well as FERC, NERC, and NAESB requirements. Wrote business requirements for application updates and tested new features for functionality and performance. Responded to customer inquiries and assisted with troubleshooting technical issues. Facilitated internal process for customer requests for long-term firm transmission service.      
Building Benchmarking Compliance for Real Estate Investment Firm, United States Responsible for building energy and water benchmarking at applicable properties across the United States. Received benchmarking ordinance notices, coordinated resources to gather data from tenants and/or aggregate data from utilities, and reported building performance via ENERGY STAR Portfolio Manager.

Oceanography

Observational Study of Coos Bay, Oregon Collected conductivity, temperature, and depth (CTD) measurements along-estuary transects of Coos Bay monthly over a 2-year period. Examined the effects of seasonal upwelling/downwelling winds, tides, and freshwater input on estuarine conditions using the CTD measurements alongside water quality logger data, river discharge data, sea surface height data, and wind data. Determined that Coos Bay exhibited significant seasonal variability influenced by river discharge, tidal forces, and upwelling events, with no evidence of pervasive hypoxia despite strong coupling with coastal waters.  
Ocean-Bottom Seismometer Deployment, Northeast Pacific Ocean Participated in Leg 4 of the Cascadia Initiative in 2013. Worked in 12-hour shifts with fellow oceanographers to deploy 23 ocean-bottom seismometers on a 10-day expedition aboard the R/V Oceanus.
Hydrographic and Biochemical Survey of Cape Perpetua Marine Reserve, Oregon Supported a 4-day expedition to survey the Cape Perpetua Marine Reserve aboard the R/V Oceanus. Assisted in the deployment and retrieval of two autonomous underwater gliders, and collected water samples, underwater video footage, and measurements using an acoustic Doppler current profiler.
