Property Owner Advocacy During Remedial Design

OUR CHALLENGE

Owning property on a Superfund site can cause undue burden to the property owner, especially if they are not a responsible party and have a limited role in the remedial process. Remedial actions can limit site use and redevelopment options, which can make the sale or occupancy of their property undesirable or create unanticipated financial impacts from the need to operate and maintain treatment systems in perpetuity.  

OUR APPROACH

Integral worked with a property owner and their attorneys to develop a strategy to address concerns during remedial design.  It was critical for the property owner to be represented at all stages of the process, including investigations, feasibility studies, and remedial design.  During the remedial design, Integral represented the property owner by engaging the design team, providing review of design documents, and identifying key issues that impacted our client. Integral coordinated with the remedial design team, the regulatory agencies, the property owner, and their attorneys to protect our client’s business interests and their tenants health and safety. Communication, relationship management, and collaboration skills are critical to successful project management. 

OUR IMPACT

With Integral’s support, the future remedy will not impact current or future operations, lease income will be maintained, and the property will continue to meet our client’s needsIntegral’s involvement allowed the owner to maximize the profitability of their property and incorporate future business goals into the planned remedial action.
